How much
does a typical inspection cost?
A standard inspection for a typical sized house of around 2,000 sq. ft., will cost
between $250.00 to $300.00. Of course, optional systems will cause the cost to increase.
But first, let's
consider what is involved. We inspect your house based on the standards of the Texas Real Estate Commission as well as the
National Association of Certified Home Inspectors. A typical house of between 1800 to 2000 square feet will take about 2
to 3 hours to inspect. An older home or a home in poor repair will take even longer. After the field check, we return to
our office to research answers to any questions that we may have. This may include building standards, manufacturers standards
for appliances or other equipment or check for product recalls by the US Consumer Product Safety Commission. Then we prepare
the report in a clear and easy to read manner which may include digital photos to make it easier for you to understand. Again,
the base report must comply to the Standards of the Texas Real Estate Commission.
Optional systems that may increase
the cost include: Swimming pools, spas, hot tubs, more than one HVAC system etc. An older home in poor condition that will
take a considerable amount of additional field inspection will also increase the costs.
We offer several levels of
service that may cover the most basic systems for an invester or a more in-depth inspection for the home buyer who really
needs as much information as possible.
We carry both Commercial Liability insurance as well as Errors & Omission insurance
for your protection. Very few of the other companies will offer this insurance coverage. We are not here to make the fast
low priced inspection. We will provide you with a high quality inspection that will give you the information you need to
make an informed decision. Because we intend to be here for you for many years to come and want your business later as well
as your recommendation to your friends.
